DESCRIPTION: This 641± acre tract is a full section and is located 32 miles south of Powers and seven miles north of the Rogue River, within the Siskiyou National Forest, overlooking the North Fork Lobster Creek, a tributary to the Rogue River. The property has good access from USFS Road 3340 in the southwest section and contains 508± acres of primarily well-stocked Douglas fir, which was commercially thinned several years ago to improve its growth and productivity. There is an estimated 5,149 MBF with 70% Douglas fir, providing near-term cash flow, with proximity to log markets in both Coos Bay and Brookings. The balance of the tract is primarily 20 year reproduction, providing additional long term growth. The Douglas fir site index is 112 and the topography is moderate to steep, but the property has a well developed road system that will require some improvements. The bulk of the tract will require cable-yarding system logging.
