DESCRIPTION: This 154± acre coastal timber tract is located 20± miles southeast of Bandon between North Fork Flores Creek and Buzzard Butte Canyon. There is no developed access to this property, but an old spur road from Catching Creek Road does provide limited access to the northwest corner. Logging roads will need to be improved for the last mile of Catching Creek Road. An estimated 80 acres of the tract contains 40 year old pre-merch Douglas fir and red alder, which has a volume of 866± MBF and is projected to increase from 11 to 18± MBF per acre in 10 years, providing future income. There are 19± acres of well-stocked 86± year old Douglas fir with an estimated 896 MBF that is ready for near-term harvest and could be logged with ground-based equipment (see Supplemental Information Package for details). The balance of 35± acres of merch is considered core habitat for the northern spotted owl and is located in the southern portion of the tract. A spotted owl nest is located south of the tract. There are 12.5± acres that are Riparian Management areas along Buzzard Creek and 7.65± acres of non-commercial forest land. The topography is mostly steep except for the northwest corner, and cable-logging systems will be required along with extensive new road construction. An estimated 85% of the tract has a Douglas fir site index of 106 - 114, with the balance at 125.
