DESCRIPTION: This 37± acre tract is located in the foothills of the Coast Range, overlooking the Long Tom River Drainage, 19± miles west of Junction City and 23± miles northwest of Eugene, with excellent year-round access from Highway 36 by Long Tom Station and Low Pass. There is an estimated 1,190 MBF of primarily 65± year old Douglas fir with some being of export quality (see Supplemental Information Package for detail), with excellent proximity to log markets in nearby Eugene/Springfield and north to Philomath and south to Cottage Grove and Roseburg. A BLM Road (16-6-17) provides access to the southeast corner of the tract. The Douglas fir site index is 118, with west facing topography that is moderate to steep, and will primarily require cable-yarding. There are several creeks on the tract but they are not fish-bearing.
