Keeney Fork Road provides access from Highway 26 to the entire Ranch, with USFS roads providing additional access to the northern portion of the property. There are two outparcels - 160± acres owned by a rifle club in Parcel B and 40± acres that comprise a rock pit in Parcel A.

The Ranch is located in the Northside Game Management Unit and a new owner will qualify for up to four Land Owner Preference Tags. This area of Grant County is known for elk, deer and some upland birds.

There are a number of excellent building sites for a ranch complex, cabin or hunting lodge. (See Supplemental Information Package for Grant County zoning and land use.)

Parcel A - 3,500± Acres
Parcel A is the largest block and consists of most of the forested land plus over four miles of Bear Creek frontage. It includes a non-contiguous 80± acre isolated tract located in Section 30. This main block also contains several other creeks which are tributaries to Bear Creek, and has topography that ranges from gentle to moderate along the Bear Creek drainage. There is a 40± acre outparcel containing a rock pit that is being retained by the Seller.

Parcel B - 1,240± Acres
Parcel B is the southern portion of the Ranch and is primarily grazing land. It has approximately two miles of Bear Creek frontage. There is a 160± acre outparcel that is owned by a gun club with an easement from Highway 26. There are several building sites with views of the Strawberry Mountain Wilderness. There is power along Highway 26.

Parcel C - 160± Acres
Parcel C is a non-contiguous 160± acre tract located west of Parcel A and has access to Keeney Fork Road via a USFS logging road to the southwest corner. The property has residual timber and could be used for hunting and camping.

LOCATION: Township 12 South, Range 33 East, Sections 16, 17, 19, 20, 21, 29, 30, 31, 32 Township 11 South, Range 33 East, Sections 6, 7, 8. From John Day, travel east on Highway 26 for 9.2 miles to Keeney Fork Road - Grant County Road 18. Turn left and property is on both sides of road.
