The timber stands on Parcel 2 are
well-stocked and there is an extensive logging road system. An outfitter
hunting camp has been located near McGarr Meadows and is not part
of the sale. The improvements will be removed prior to the close
of escrow. There is an excellent location for development of a hunting
lodge or retreat with barn and other outbuildings. Coke Springs
is located in the middle of the property. The primary access is
from Franks Creek Road and Dick Creek Road.
Parcel 3 - 11,039± Acres
This block is located in the northwest section of Rudio Mountain
Ranch and contains Miller Flats and the headwaters of Gilmore, Camp,
Straight, and Shirttail Creeks. The western boundary overlooks Rudio
Canyon and Rudio Creek is located in the southwest portion of this
parcel. An estimated 30% of the land is ridgetop, with the balance
being moderate to steep topography with good hunting and well-stocked
stands of timber. There are a number of springs and stock ponds
which contribute to its value for grazing cattle and hunting. Primary
access is from Dick Creek and Erickson Roads in the southern boundary
and an easement through a private ranch to the northeast.
Parcel 4 - 1927± Acres
This is the smallest block of the Rudio Mountain Ranch ownership
and is not contiguous to the main ownership, with BLM and a private
ranch as adjoining owners. Rudio Canyon and Rudio Creek are to the
east, with good access from Holmes Creek Road to the southwest portion
of this parcel. The property is mostly a ridgetop area and contains
both the Lost Fork and Burnt Corral Creek drainages with stock ponds
and springs. There are well-stocked stands of timber and several
locations suitable for development of a ranch home and outbuildings. |
