FURNISHINGS,
EQUIPMENT AND FIXTURES
All personal property, equipment and fixtures are being sold
with the Minam River Lodge, with the exception of items owned
by Steens Wilderness Adventures. An inventory of these items
is listed in the Supplemental Information Package with Bid
Documents.
LEASE AGREEMENT
Minam River Lodge is being sold subject to a lease with Steens
Wilderness Adventures (SWA), which has operated Minam River
Lodge since 2006 (see Supplemental Information Package for
copy of lease). The two-year term expires December 31, 2011.
The rent is $4,000 per year, and in consideration for the
modest amount, SWA maintains and makes improvements to the
Lodge and runway, as outlined in the lease. The agreement
allows the owners of Minam River Lodge to utilize the Lodge
and its facilities at a rate of $45 per day for adults and
$35 per day for children 12 and under, as well as personal
use of the airstrip. The lease may be terminated upon the
sale of the property, subject to a lease buy-out agreement.
PERMITS
Minam River Lodge has permits from the U.S. Forest Service
for water and the airstrip. SWA has a special use permit for
its commercial outfitting and guiding operations. |
ZONING
AND LAND USE REGULATIONS
The Wallowa County zoning is Timber Grazing. The Minam River
was designated a Wild and Scenic River in 1988. The replacement
of improvements is allowed with certain conditions (see Supplemental
Information Package for details).
TAXES
2009-2010 taxes are $3102.15. The property is assessed under
a timber deferral.
INSPECTION - BY APPOINTMENT ONLY
Prospective bidders are encouraged to inspect the property,
which can be arranged by Realty Marketing/Northwest. Advance
notice is required. SWA is operating Minam River Lodge from
Memorial Day through Labor Day and will be on site to facilitate
inspections and may be able to provide overnight accommodations,

Access to Minam River Lodge can be arranged through air charter
from either La Grande or Enterprise, Oregon. The flight is
less than thirty minutes. Please contact the Auction Information
Office for details. There is also access by hiking or horseback
via an eight and a half mile trail from Moss Springs Trailhead,
which has access from Highway 237 from Cove, Oregon. |
