The property has a main lodge with commercial
kitchen, large dining area, bedrooms and sleeping dormitory
plus five cabins. A total of 35 guests can be accommodated
at Minam River Lodge. There is a barn with corrals for horses
and pack animals, and a 2,400± foot grass airstrip
that can accommodate a Piper Super Cub and other STOL aircraft.
The property is self-contained with on-site generators, water
and septic system and an operating sawmill with planer and
peeler used to maintain the lodge, cabins and outbuildings.
A front loader and two tractors with hay harvesting and bailing
equipment are used for the 35 acres of pasture located between
the lodge and riverfront, and for maintenance of the property.
The Seller, an estate, has ordered a price reduction of $2,300,000
for this Sealed Bid Auction and is offering financing to qualified

FINANCING
The Seller is offering financing, subject to approval of
Buyer's credit, on the following terms: 25% down payment with
the balance secured by a first deed of trust, amortized over
20 years at 6.5% interest, calling for quarterly payments,
