DESCRIPTION: This 106± acre tract with homesite approval and 669± MBF of 33 year old Douglas fir timber is located in the heart of Yamhill County wine country and within a 50-minute drive of Portland, providing opportunity for development of an estate homesite with vineyard and added benefit of a well-stocked tree farm with near-term cash flow and long-term growth.

Premier Pacific Vineyards Gran Moraine is near the property, along with several other small vineyards located in the Yamhill-Carlton District, a highly regarded American Viticultural Area (AVA) in the Willamette Valley and home to many of Oregon's finest pinot noir and chardonnay-producing vineyards. There is an estimated 65 acres of plantable vineyard acreage, based on a Soils Investigation Report prepared by a professional soils scientist (see copy in Supplemental Information Package).

The estimated 30 acres of 33 year old Douglas fir with 669± MBF will be ready to harvest in the next five to seven years, with the balance of the property containing primarily well-stocked 20 year old Douglas fir, providing long-term asset growth. Ten acres of the tract were recently harvested and replanted. A homesite located in the northern section of the property with access from Puddy Gulch Road was approved by Yamhill County for a principal forest dwelling in January 2009. This irregular shaped property is part of three large tracts - all with homesite approval. The prices for the non-Auction adjoining tracts are $731,000 for the 120± acre tract and $500,000 for the 80± acres. The eastern boundary of the property is the unimproved R.O.W. of Old Soldiers Road and could serve as a hiking and riding trail to Puddy Gulch Road.

From Yamhill, proceed west on Moores Valley Road and turn left on Puddy Gulch Road and then go west 2± miles to the property by the old R.O.W. To view the southern location of the property from Carlton, proceed west 4± miles on Meadow Lake Road to Old Soldiers Road. Turn right and proceed 1.25± miles (past the Gran Moraine Vineyards) to the end of Old Soldiers Road. The southwest corner is 1,000± feet up the old R.O.W.
