The 1,413± acre High Pass Tree Farm is located in the southern Willamette
Valley, eight miles west of Junction City, and within a 30-minute drive
of Corvallis and Eugene. The property has rolling to moderate topography
and is situated along the eastern slopes of the coastal range, with frontage
on High Pass Road, a historic route through the coastal range to Oregon's
central coast. In addition, there is paved frontage on Grimes Road, with
excellent access to Highway 99 and nearby sawmills north to Corvallis and
south to Eugene.
The tree farm has primarily well-stocked young Douglas fir reproduction
which, combined with 95% of the land having a high site index, provides
a quality long-term timberland investment. 67% of the stands are
within the 6 to 20 year age class and will not start producing significant
merchantable timber for 20± years. It is projected that by
2029, the pre-merch reproduction will be around 27,400 MBF with
opportunity for commercial thinning. There is an estimated 1.9 million
board feet of 50 to 60 year old Douglas fir ready to harvest. Existing
all-weather roads and landings provide year-round access to competitive
log markets.

The irregularly-shaped property extends south from High Pass Road and
Owens Creek to Grimes Road and South Fork Ferguson Creek to the north.
There is only a nominal amount of the Tree Farm that is not commercial
forestland, which, with its well-developed, all-season road system, contributes
to its ease of management. Weyerhaeuser Company is an adjoining owner,
and there is an easement from the northwest portion of High Pass Tree
Farm north to a county road. The property has three main entry gates,
two at High Pass Road and one on Grimes Road.

Pfeiffer and High Pass Wineries are located near the Tree Farm. A preliminary
evaluation was undertaken by the Seller which identifies two locations
with southeast-facing slopes, one located in the northeast section, above
Ferguson Creek, and the second in the southeast section, that may have
potential for vineyards. A soils scientist and consultant is preparing
a report on potential for vineyard development on approximately 400±
acres, which will be available in the Supplemental Information Package,
with Bid Documents. The F-2 zoning for the 160± acres located in
Section 23, above Grimes Road, is part of the property being evaluated
for a vineyard, and will also allow a homesite with a conditional use
permit. This location has views east to the Willamette Valley. The lands
by Grimes Road and along South Fork Ferguson Creek could be used for horses,
with barn and small riding arena.

The acquisition of the 1,413± acre High Pass Tree Farm provides
an excellent long-term timberland investment opportunity, with added value
from development of a vineyard, and homesite, with easy accessibility
to both Corvallis and Eugene, and to Oregon's central coast.
Location: Township 16 South, Range 6 West, Section 2 and Township
15 South, Range 6 West, Sections 23, 26, 33, 34, and 35. From Junction
City and Highway 99 W, take West First Street which becomes High Pass
Road and proceed 3.5 miles to Territorial Highway and continue west on
High Pass Road 4.5 miles to Lavell Road (High Pass Winery) and continue
on High Pass Road .5 mile to locked gate on right side of road. Please
note use entry location 3 miles up High Pass Road to access property.
Other access to Tree Farm is from Grimes Road.
