Age Class Distribution by Acres
41% of the commercial forest areas are within the 16 to 30 year age
class and provide an annual growth rate that exceeds 6%, with significant
long-term asset growth.
Site Index
90% of the timberland is a Douglas fir site index of 116±
or above, providing a highly productive growing site for the well-stocked
stands of reproduction.
Net Volume by Species
There is a total of 11,005± MBF of primarily Douglas fir
and white wood that is available for harvest. The majority of the volume
is located on Blocks A, C and D at Lake Tahkenitch Tree Farm, with the
balance at High Pass.
MANAGEMENT HISTORY
Both Tree Farms have been managed for sustained timber production,
using even-aged management, since the 1950's. Tahkenitch Tree Farm was
logged and reforested prior to clear cut size limitations and was originally
owned by the Crown Zellerbach Corporation, which sold it in the 1980's.
Rosboro acquired the 6,488± acres in 1996-1997. Pre-commercial
thinning of 1266 acres and other silvicultural activities has improved
the productivity of the tree farm. There are 62 miles of all-season roads.
High Pass Tree Farm was acquired by Rosboro through a series of acquisitions
and trades. The older stands have been harvested and replanted.
THREATENED AND ENDANGERED SPECIES
Tahkenitch Tree Farm is located within an area that could contain
Marbled Murlette, due to proximity to the Pacific Ocean. The seller does
not expect significant environmental or ESA issues to impact future harvests
at either Lake Tahkenitch or High Pass Tree Farms.
ENVIRONMENTAL SITE ASSESSMENT
An environmental site assessment has been prepared by PBS Engineering
and Environmental for the Lake Tahkenitch Tree Farm and is available from
the data site.

CONSERVATION EASEMENTS
There are currently no conservation easements on either Tree Farm,
which could enable a new owner to develop conservation easements with
Land Trusts, conservation organizations and public agencies.
LEASES
There are no leases that encumber the properties. Cell carriers
have expressed interest in the Tahkenitch Tree Farm.
MINERALS
The minerals, if not reserved, will be part of the sale.
TAX ASSESSMENT AND CLASSIFICATION
The entire portfolio is classified as forestland for tax assessment
purpose. The 2008-2009 taxes and special assessment from the Douglas Forest
Protection Association for Tahkenitch Tree Farm are $36,500 and $2,066
in taxes for High Pass Tree Farm.
ZONING AND LAND USE
Copies of the Douglas and Lane Counties Zoning and Land Use Regulations
are available in the data site or in the supplemental information package.
INSPECTIONS
Locked Gates, Entry Permit required. An entry permit is required
to inspect either Tree Farm. Please call the Auction Information Office
for entry permit and combination to the locked gates.
PHASED CLOSINGS
The Seller, under the terms and conditions of the Auction, has
the option, at its sole discretion, to phase the closings of Lake Tahkenitch
Tree Farm in its entirety, or in individual blocks, and High Pass Tree
Farm, for up to 12 months, as outlined in the Purchase and Sale Agreement.
