The resort community of Florence, ten minutes north of Lake Tahkenitch, has a restored and rejuvenated historic riverfront, with condominiums, hotel and marina, highly-rated link-style 18-hole golf courses, spectacular beachfront and the Three Rivers Casino and Hotel, opened in 2007. The combination of mild coastal climate, hospitality amenities, and airport, plus proximity to both Eugene and I-5, has allowed Florence to become a major retirement and resort destination. Lake Tahkenitch Tree Farm is located along the shores of both Siltcoos Lake, the largest lake on the Oregon Coast, and Tahkenitch Lake, the one remaining, large, undeveloped lake on the Oregon coast due to limited public access. The Tree Farm has spectacular ocean views and controls 40% of the Tahkenitch Lake waterfront, for a 24± mile shoreline total of both lakes. The Siuslaw National Forest is located between the Tree Farm and the Oregon Dunes National Recreation Area. This dramatic lakefront location, with secluded coves and importance as a fishery for salmon, cutthroat trout, steelhead and large mouth bass, offers potential for development of multiple recreation uses, creating unparalleled opportunity to obtain both conservation and recreation values, without impacting the long-term asset value for timber production.
The Tahkenitch Tree Farm is available in its entirety, or in five blocks which range from 11 to 4,528± acres. The 1,413± acre High Pass Tree Farm lies on the Willamette Valley side of the coastal mountain range, and is strategically located within the wine growing region, which has a reputation for producing exceptional pinot noir and pinot gris. A total of fourteen wineries are in Lane County. The Tree Farm is next to both Pfeiffer and High Pass Wineries, known for premium wines and nearby award winning Benton-Lane Winery. A current soil evaluation report is available that outlines potential for vineyard development on a portion of the Tree Farm along southeast facing slopes, near both Pfeiffer and High Pass Vineyards. The property is a thirty minute drive to Corvallis, home to Oregon State University, and Eugene, home to University of Oregon. The zoning on a portion of the Tree Farm could provide opportunity for a homesite, with views of the Willamette Valley. Potential vineyard development can be accommodated on High Pass Tree Farm without having a significant impact on long-term timberland investment. The estimated 1.8 million board feet of merchantable timber is not located on vineyard development land and is currently available for harvest. This timberland portfolio is being sold by ROSBORO - one of the region's largest private forest products company.
