Strategic Location
The 7,901± acre Lake Tahkenitch and High Pass Tree Farms
are a Pacific Northwest investment-grade timberland portfolio with
high-quality, well-stocked stands of Douglas fir reproduction having
a significant inventory of pre-merchantable and mature timber, and
sustained cash flow. With 41% of the lands currently in the 16-30
year age class, these high-productivity growing sites will have
available, in fifteen years, a total of 44 million board feet, plus
a pre-merchantable timber inventory of an additional 92±
million board feet for future harvests.
The Tree Farms have a location strategic to western Oregon's most
competitive log market, which manufactures half the region's sawmill
production. There is currently an estimated 11 million board feet
of timber available, enabling the new owner to take advantage of
improved lumber markets as part of the projected housing and economic
recovery.
Also, the properties have strategic advantage to create added conservation
and recreation values at Lake Tahkenitch due to coastal location
and extensive lake frontage, and at High Pass due to Lane County
wine country location and potential vineyard development. These
value-added opportunities can be undertaken without impacting the
long-term timberland portfolio investment.
