The town of Leavenworth

DESCRIPTION: These nine parcels are owned by Longview Timberlands, LLC and comprise a checkerboard pattern of private ownership, totaling approximately 5,757 acres of recreation land located along the Entiat Mountain Range, between Entiat River Valley and Wenatchee River Valley. Published Reserve Prices start at only $300 per acre, providing an excellent recreation land investment opportunity. Eight of the nine parcels which make up this offering are full sections, ranging in size from 673± acres to 688± acres based on GIS estimates. The remaining parcel is one half section, 324± acres in size. This land portfolio provides the opportunity to acquire the ownership in its entirety or in any combination to take advantage of terrain, views, and potential sites for development of a base camp or cabin, within 15 miles of the Bavarian mountain community of Leavenworth. The town of Leavenworth is a year-round destination known for its wineries, Bavarian-themed lodging and restaurants, and festivals occurring throughout the year.

This offering of tracts is located near the east end of the Entiat Mountain Range, part of the North Cascades section of the Cascade Mountain Range. The Entiat Mountain Range contains peaks as high as 9,000 feet, but in this southern end of the range, the highest peak is Chumstick Mountain, at 5,800 feet, which lies just south of Auction Property #112 (Chumstick Mountain). The Entiat Mountain Range is a destination for hiking, mountain biking, deer hunting and snowmobiling. Many seasonal and year-round streams run both through and near this collection of recreation tracts, including Van Creek, Sourdough Creek, Roaring Creek and Tamarack Creek. Each of these tracts is stocked with varying levels of mountain pine and Douglas fir. (The Supplemental Information Package contains estimates on volumes and the site class for each individual tract.) Access to the tract is by existing USFS roads and is seasonal only.

LOCATION: From the town of Leavenworth, follow Chumstick Highway north 2.3± miles to Eagle Creek Road. Follow Eagle Creek Road to the end of the county road designation, approximately 5.5 miles. Turn left onto USFS Road 7520 and follow 5.5± miles to a road junction with USFS Road 5800. Bear right at the junctions and follow for approximately 1.5 miles to Section 5 (Mosquito Ridge - Auction Property #108). Existing roads will route through the parcels.
