BID DEADLINE: FRIDAY, APRIL 10, 2009
Bids are due by 4:00 Pacific Standard Time at the offices of Realty Marketing/Northwest, for the Rock Creek Tree Farm in its entirety, or in four blocks. The bids must be delivered to the Realty Marketing/ Northwest Corporate Office at 522 SW Fifth Avenue, Suite 1250, Portland, Oregon 97204.

Sealed Bids must be submitted on a Bid Form with fully executed Purchase and Sale Agreement. Upon Seller's acceptance of the bid(s), and execution of the Purchase and Sale Agreement, a deposit of 5% of the purchase price will be required of the buyer(s).

RIGHT TO REJECT ANY AND ALL BIDS
The Seller will respond to all bidders by April 17 and reserves the right, at its discretion, to modify these procedures, as well as select any or no offer at its sole discretion.

CONFIDENTIALITY AGREEMENT AND BID PROSPECTUS
A Confidentiality Agreement must be executed prior to receiving the bid prospectus which describes the complete terms and conditions of this Sealed Bid Offering including Bid Form, Purchase and Sale Agreement, preliminary title report, GIS inventory, maps, and other pertinent information provided by the Seller. A secure virtual data room has been established with the Merrill Corporation and the Confidentiality Agreement is required to gain access.

PROPERTY TOURS AND DIRECTIONS
At Any Time – No Locked Gates:
From Interstate 5, take exit 136 and proceed east on Highway 138, the Crater Lake Highway, 22± miles to Rock Creek Road (Road 78). Proceed north 6± miles to Section 20 "Block A" next to BLM Millpond Campground and access routes to property. The access to Block B is 2± miles north via BLM roads. Entry to Blocks C and D are from Highway 138 and BLM roads. Detail maps available from the data site.

CLOSING
Unless other payment terms have been negotiated between Buyer and Seller, terms of the sale require full cash payment within 45 days of bid acceptance with the option for the Seller at its sole discretion to phase the closing for up to 12 months, as outlined in the purchase and sale agreement.

NO COMMISSIONS
No brokerage commission, finder's fee, or referral agreements will be paid to any broker assisting a buyer in this transaction.
