OUTSTANDING AGREEMENTS
There are no leases, temporary road use permits, or license
agreements for Rock Creek Tree Farm.
MINERALS
The minerals have been reserved by prior owners and cannot
be conveyed by the Seller.
ROCK SOURCES
There are two small rock sources located in Section 24 of
Block C and Section 14 of Block D.

Rosboro will consider an agreement to manage the Tree Farm for a
new owner.
CONSERVATION AND RECREATION OPPORTUNITIES
The 11,397± acre Rock Creek Tree Farm has potential conservation
and recreation opportunities due to its proximity to the wild and
scenic North Umpqua River, the two BLM campgrounds located adjacent
or near the property, and 7.8 miles of Rock Creek and East Fork
Rock Creek frontage unencumbered by conservation easements.
The BLM Millpond and Rock Creek Recreation Sites by sections of
Blocks A and B are very popular due to their secluded creek front
settings and accessibility to the North Umpqua River corridor, known
for world-class fly fishing, kayaking, rafting and hiking, along
the North Umpqua trailhead that starts near Block D and Swiftwater
Campground. These two campgrounds have family and group facilities,
baseball field, two pavilions, a total of 29 campsites, and easy
access to swimming holes in Rock Creek. In addition, Rock Creek
Fish Hatchery, located downstream from the tree farm and BLM campgrounds,
provides fall and spring chinook, coho, summer and winter steelhead
and rainbow trout. The hatchery attracts over 7,000 visitors each
year.

Portions of the tree farm along both Rock Creek and East Fork Rock
Creek with BLM road access may have potential for additional development
of camp or RV sites and other facilities, or a private seasonal
retreat as allowed under the Douglas County Zoning Ordinance.
