TIMBERLAND PORTFOLIO SUMMARY
Location - The 11,397± acre Rock Creek Tree Farm is located
23 miles northeast of Roseburg along the eastern end of the Umpqua
River Valley, near the riverfront communities of Glide and Idleyld
Park, Oregon and the western boundary of the Umpqua National Forest.
The Rock Creek Tree Farm consists of four blocks within a “checkerboard
ownership pattern” with the BLM and other industrial forestland
owners including Weyerhaeuser, Roseburg Forest Products, Seneca
Jones Timber Company, Lone Rock Timber Company, Giustina Resources
and other private parties.
The majority of Rock Creek Tree Farm ownership, or 9,745±
acres, is located north of Highway 138 and the North Umpqua
River, along the west and east drainages of Rock Creek. All
these lands have access from either the BLM Rock Creek mainline
road or Highway 138. The balance of the tree farm, containing
1,653± acres, is located south of the North Umpqua River and
Rock Creek with BLM road access.
The Rock Creek Tree Farm property is located within 29 different
sections, with 18 sections being contiguous, providing ease
of management, and 7 sections that are exclusively Rock Creek
Tree Farm lands.

Right of Way and Road Use Agreements
There are two road use agreements with the BLM (R-540B and
R-698) for Rock Creek Tree Farm. These agreements are perpetual
and will be assigned to a new owner. In addition, there are easements
with adjoining owners which will also be assigned to a new owner.
AGE CLASS DISTRIBUTION BY ACRES
Rock Creek Tree Farm has 79% of the age class distribution,
or 8,392± acres, in 21 to 35± year old pre-merchantable stands of
which 89% of the net volume is Douglas fir. This significant inventory
will provide projected growth of 300± million board feet of additional
merchantable timber in the next 20 years. An estimated 2,021 acres,
or 18% of Rock Creek Tree Farm, is primarily older reproduction
in the 16-20± year old age class which will provide additional opportunities
for commercial thinning and contribute to the long-term productivity
of the tree farm. The remaining 381± acres are merchantable stands,
primarily in the 36-40± year old age class. 603± acres, which is
6% of the Tree Farm, is categorized as non-timberland. These lands
are primarily roads, riparian areas, wetlands, and non-commercial
portions of the property at higher elevations.

TAX ASSESSMENT
According to the Douglas County Assessor, there are a total
of 11,034± legal acres. The entire tree farm property is assessed
as forest land for tax purposes. Total 2008-2009 taxes are $24,921
or $2.25 per acre and fire protection assessments for 2008-2009
are $14,500.
ZONING
The Douglas County zoning is TR – Timberland Resource and
allows, subject to a conditional use permit, a private campground,
seasonal cabins, and homesite under certain conditions.
