Rock Creek Tree Farm

MANAGEMENT HISTORY
Rock Creek Tree Farm has been managed for commercial timber production since the 1960’s when Weyerhaeuser acquired the property and developed a road system to harvest older timber. The majority of these lands were logged and reforested with 9,860± acres of well-stocked Douglas fir plantations established during the last 35± years. The property was harvested prior to clear cut size limitations, and as such is one of the few tree farms in western Oregon to provide a new owner with an unusually high percentage of uniformly aged, pre-merchantable stands, which will add significant timberland portfolio asset values in the next 5 to 15 years.

Rosboro acquired Rock Creek Tree Farm from Weyerhaeuser in 1997 and has made a significant investment in silvicultural activities in order to improve productivity with both pre-commercial and commercial thinning and fertilization. A total of 7,007± acres has been fertilized during the last ten years, with pre-commercial thinning of 1,816± acres and commercial thinning of 553± acres.

ELEVATION AND SITE CLASS
Elevations of the Rock Creek Tree Farm range from 850± to 3,900± feet with 47% of the entire ownership, or 5,331± acres, in the low elevation range of 2,000 feet or less, providing extended season access for logging and 37%, or 4,175± acres, in the mid-elevation range of 2,001 to 3,000± feet. Only 16% of the tree farm, or 1,892± acres, is over 3,000 feet in elevation. The large percentage of acreage below 3,000 feet and investment in silvicultural activities made by Rosboro in the reproduction and pre-merchantable stands has contributed to the high quality of these timber lands.

An estimated 32% of Rock Creek Tree Farm, or 3,404± acres, is Douglas fir index 116-135, or Site Class II and 67% of the Tree Farm, or 7,217± acres, a Douglas fir index 96-115 or Site Class III. The balance of the property, or 173± acres, is Douglas fir index 76-95, or Site Class IV.

TIMBER INVENTORY
In the summer of 2005, an outside contractor was retained by Rosboro for a re-inventory of the entire Rock Creek Tree Farm. The primary objective was to update and acquire an accurate volume for the tract. All stands with ≥5 MBF/acre were cruised, which comprised approximately 51% of the Tree Farm’s productive/operable acreage. All remaining stands were updated via field review and contractor sample plot data. All stand boundaries and plot grids were provided to the contractor. Plot density for each stand was provided as listed below.

The inventory has been updated as of December 2008. GIS acres are used throughout the inventory data.

Prospective bidders for Rock Creek Tree Farm as a whole, or for Blocks A, B, C, or D separately, will be provided with inventory data in electronic format through the Data Room established with the Merrill Corporation.
