Rock Creek Tree Farm is located less than 25 miles from Roseburg
and I-5, along the westside foothills of the Cascade Mountains,
and has excellent year-round access from Highway 138. The property
is a high-quality productive tree farm due to investments made in
the 1970-1990’s by establishment of well-stocked Douglas fir
plantations by Weyerhaeuser, the prior owner. Additional investments
in silvicultural activities during the last ten years have been
made by the Seller, Rosboro. A total of 7,007 acres has been fertilized.
In addition, pre-commercial and commercial thinning has been completed
on 2,369± acres of the property.
The
tree farm contains a well-developed, extensive, all-surface road
network of 108 miles which provides access to the entire property.
Only 50% of the lands require cable logging with the balance accessible
by ground-based logging systems. A small portion of the property
has required helicopter logging to harvest the timber. The owner
is not aware of any environmental or endangered species issues that
would impact future harvests. Forty-seven percent of Rock Creek
Tree Farm has elevations of 2,000± feet or less, providing extended
season access for logging, with benefit of the BLM mainline paved
road network and road use agreements to be assigned to the new owner.
